How can I talk him into breaking his lease?

I am thinking about asking my boyfriend to break his lease in order to live together. We have been together for a year and besides a few bumps everything has been going wonderfully. He signed an 18 month lease with a friend of his about 3 months ago. I was a little upset because I viewed it as he had no intentions of living with me anytime soon. When he got this place we were only together for 9 months so I wasn't ready to live with him at the time, but hell now I have to wait atleast another 15 months which will put us together for over 2 years by time we can get our own place unless I can convince him to break his lease, but that would screw over his friend,,,,,ugh I don't know what to do...
